If you are a Veteran with a reduced VA loan entitlement, have defaulted on a previous VA loan, or have one or more active VA loans – you will still need to follow the standard VA Loan Limits. The standard VA Loan Limit for Ventura County in 2025 is $806,500.

Service members and veterans likely have full entitlement if they meet service eligibility requirements and have either not used a VA loan or have used a VA loan but paid it off entirely.

If a homeowner has an active VA mortgage, they will have a reduced or partial entitlement.

Veterans who meet the basic criteria of length of service (LOS) and character of service(COS), have a valid Certificate of Eligibility, and meet lender’s credit and income requirements will be eligible for the VA home loan benefit.

Basic eligibility requirements for a VA loan in Ventura County:

In general, you may qualify for the VA home loan benefit in Ventura County if you meet one of the following requirements:

  • 90 consecutive days of active service during wartime
  • 181 days of active service during peacetime
  • 6 years of service in the National Guard or Reserves, or served 90 days (at least 30 consecutive) under Title 32 orders.
  • You are a surviving spouse of an eligible service member who died as a result of service or service-connected injuries.

Character of service requirements

Generally, to receive VA benefits, the Veteran’s character of service or discharge must be under other than dishonorable conditions. Such as honor, under honorable conditions, general.

Income and credit requirements

While the VA doesn’t set minimum credit score requirements, our lenders typically require a credit score over 550.

From a debt-to-income perspective, there is no official maximum limit as long as we get automated approval and meet residual income rules.

Benefits of a VA Home Loan

  • Lower interest rates:  VA loans typically have lower interest rates compared to conventional loans.
  • No monthly mortgage insurance premiums (PMI):  Conventional financing requires monthly mortgage insurance if you put less than 20% down.  VA loans do not require private mortgage insurance which can be a significantly savings monthly.
  • Flexible credit and income requirements:  Guidelines many be more lenient compared to conventional financing.
  • No prepayment penalties.
